The estimator now reflects the district's lower 2027 rate
On August 12, Noblesville Schools announced it will levy 38.5 cents per $100 of assessed value in 2027 if the November referendum passes, down from the previous commitment of 41 cents.

The 2027 Rate
The tool now uses 38.5 cents wherever it previously used 41. For a $350,000 homestead in the Noblesville City taxing district, that moves the estimated pay-2027 bill under passage from about $4,020 to about $3,978.
A year-by-year view through 2034.
The district's announcement described an average increase spread over eight years, which the tool had no way to represent — it modelled a single year. It now projects the referendum line across the district's full published rate schedule, 2027 through 2034, using the district's own assessed-value growth assumption. That assumption is shown as an input you can change, so you can see how much of the projected increase comes from the rate rising and how much from your assessed value rising.
Rental, farm, and commercial property.
Indiana caps property tax at 1% of gross assessed value for homesteads, 2% for other residential and agricultural land, and 3% for everything else. The tool previously assumed every property was a homestead. It now resolves which cap applies from the county's parcel data and lets you correct it, including splitting a single parcel's value across caps — which matters for a homestead on more than one acre.
Two notes on what the numbers rest on.
- The rates for 2028 through 2034 are the district's published projection, not a legal commitment; the board votes a rate every year
- The statutory deduction figures for those years now cite a Department of Local Government Finance report rather than being flagged as estimates, with one exception noted on the methodology page
As always, the methodology page shows every source and states plainly what the tool does not model. The code is public. If a number looks wrong, please tell us.
